Get the answers to the most commonly asked questions. How do I determine the price? When is the best time to put your house on the market? What are the costs and the steps involved in the process?

Selling your House, Townhome or Condo

There are all kinds of reasons why people choose to sell their home but every seller has one point in common : to sell their home in the shortest period of time possible for the highest price with the least amount of inconvenience.

Before you begin the selling process, really evaluate why you have decided to move. Do you need to downsize? Do you require more rooms as your family is growing? Are you relocating for a career opportunity? Has your lifestyle changed? Have you decided to capitalize on the renovations you have made? Or are you simply looking for a change?

A complete analysis of your current situation will set a good foundation for your next home search.

Turning your House into a "Model Home"

The first step of this process will be to go through your home together, room by room, and discuss any repairs, painting, etc which will be required for your house to be ready to go on the market. Every detail counts. A chipped baseboard or a missing door handle indicates to the buyer that this house has not been well maintained and will assume that this applies to the whole house.

All your sink fixtures should look shiny and new. If this cannot be accomplished by cleaning, buy new ones where needed. If you don’t buy something fancy, this can be accomplished inexpensively and they are fairly easy to install. Make sure that the faucets do not leak. If they do, replace the washers.

Check all the ceilings for water stains. Sometimes old leaks leave stains, even after you have repaired the leak. Of course, if you do have a leak, you will have to get it repaired, whether it is a plumbing problem or the roof leaks.

You should do the same for walls, looking for not only stains, but also areas where dirt has accumulated and you just may not have noticed.

Painting can be your best investment when selling your home. It is not very expensive operation and often you can do it yourself. Do not choose colors based on your preferences, but based on what would appeal to the widest possible number of buyers . Choose an off-white or a sand colour which is most neutral.

Check all of your windows to make sure they open and close easily. If not, a spray of WD40 often helps. Make sure there are no cracked or broken window panes. If there are, replace them before your begin showing your home.

FIRST IMPRESSIONS REALLY COUNT -Here are some suggestions for preparing your home for a showing.

Once these are accomplished, I will stage your home at no cost to make it more appealing to the Buyers and help them visualize themselves living in your home.
